In February 2007, Developers Diversified Realty purchased the company IRRETI and I was offered a position to continue with DDR and maintaining my seniority basis accrued with IRRETI.

DDR – All aspects of operational issues for the centers.  Roof replacements, asphalt overylay, and painting.  Creating scopes of work, acquiring and evaluation of bids, contract execution and monitoring progress of projects.
DDR – Oversee all tenant improvements on new leases to ensure the ownership’s asset is protected.
DDR - Monthly Budget Variance reports, Annual budgets, Capital Expenditure Projections.
Inland - Asset management improving portfolio NOI by an average of 3% annually.
Inland - Successful in completing over $500,000 in Landlord construction for leasing purposes for a creation of five (5) new spaces for turnover to new tenants.  Responsible for all aspects from architectural meetings, bid acquisition, weekly review with contractors and approving AIA pay requests.
Inland - Excel in tenant relations with the highest score on tenant surveys in our division.
Inland - Carried the lowest delinquency ratio in our division.
Inland - Successfully renewed leases with an average of 7% increase in non-option lease expirations.
